What is a Park Model?
The Park Models we sell are basically manufactured homes that have a living space of less
than 400 square feet.  This is the dividing line between a mobile/manufactured home, which
is regulated by federal & state housing authorities, and a travel trailer (RV) which is
regulated by the Dept of Transportation and the state departments of motor vehicles
(DMV).  The technical difference between a park model and a travel trailer is the lack of any
holding tanks on the park model. They are intended to be placed solely at a site with
hook-ups for sewer and water.
There are 2 basic types of Park Models:
Your conventional travel trailer with metal or fiberglass siding, rubber/synthetic roof, 2x3
sidewalls, etc., can be built without holding tanks and meet a park model classification.  We
do not sell this type.  The type we sell are constructed almost identically to the more
upscale manufactured homes that are built today.  Home-style exterior siding, architectural
composition shingles, textured sheetrock interiors, FHA carpets, etc., in an 11 to 12-foot
width that eliminates the need for problematic slide-outs.
Is a Park Model right for you?
Park models are increasing in popularity for seasonal resort RV communities and vacation
properties.  When located in mobile home parks, they are usually not subject to permits,
inspection fees, or property taxes (at least in California). Although they can be a quick and
affordable housing solution for many property owners, and skip a number of permits and
fees, you should always check your zoning, CCR's and any restrictions imposed by your
state or county.  The various local planning commissions can often restrict where RV's are
allowed or how many months of each year they may be occupied.
